Season Recap & Looking Forward

For those who did not attend the annual membership meeting, a copy of the report we presented is available for download in the link below. This report contains a summary of the projects we completed in 2025 (as of August) and preliminary proposals for 2026.

Since August, we have been working on improvements to our lawn:

  • Core aerated a significant portion of the front and back yards.
  • Spread 200 lbs of grass seed (in high traffic and shady areas).
  • Spread 150 lbs of fertilizer.

The lack of rainfall the last month or so hasn’t helped, but we’re hoping to have everything looking great for 2026. The best news is – we don’t anticipate any further trenching or dirt infill!

Member Survey: “Bathrooms Need Updates”

Maintaining a club that is nearly 60 years old can be challenging. Some areas can look worn, or dated. That said, we’re doing our best to make improvements within tight budget constraints. It may not be immediately obvious, but a lot of updates have been made to the bathrooms in recent years.

Summary of Bathroom Work (2020-2025)

A brief summary of the work we’ve done since 2020 (with the years the work was performed in parenthesis). Sorted in a rough order of decreasing project scale.

  • Painted all walls and ceilings – includes plaster repair and prep work (2020, 2024).
  • Installed new lighting in all restrooms (2020, 2021).
  • Installed new rubber baseboard throughout the men’s and women’s (2024).
  • Installed new valves and spray heads for all showers (2023, 2024).
  • Installed and painted new interior and exterior metal doors (2023, 2024).
  • Replaced and installed new pipe anchor posts for benches in the men’s and women’s (2023).
  • Sanded and re-finished wooden benches in the men’s and women’s with a marine grade product (2024).
  • Installed new exhaust fans in the men’s and women’s to maintain fresh air and reduce humidity (2024).
  • Installed a new exhaust fan in the family restroom (2021).
  • Re-built 11+ toilet valve assemblies (2023).
  • Installed a new urinal in the men’s room (2021).
  • Replaced the pedestal sink in the family restroom (2020).
  • Installed a touch-less faucet in the family restroom (2023).
  • Replaced the glass in three mirrors; cleaned frames and re-anchored (2024).
  • Installed speakers for music/announcements in all three restrooms (2024).
  • Removed old/abandoned exhaust fans and attic duct work; patched ceilings (2024).
  • Installed new automatic soap dispensers, signage and air fresheners (2024).
  • Re-anchored partitions in the men’s room (2024).
  • Improved the hot-water circulation system to ensure proper water temperature for the sinks/showers (2024).
  • Installed new higher-flower aerators in all sinks (2021).
  • Resolved numerous electrical issues in the men’s and women’s (2020, 2024).
  • Multiple repairs to sink plumbing (2023).

Planning for 2026

We are in the initial planning stages for work in 2026. Under consideration for the bathrooms:

  • Replace the partition walls. The scope of this replacement is subject to budget and could span into 2027.
  • Replace all toilet seats (highly likely).
  • Installation of touch-less faucets throughout.

Member Survey: “Pool is Cold”

The pool heater is set to 82 degrees from the day we open until the day we close. This year, the boiler operated without issue – in large part thanks to the long-term efforts of B&G. A special shout-out to member Nick Carver for his expertise and help.

The pool temperature is monitored and recorded by three different sensors.  B&G is notified by email when any significant deviation is observed.  The temperature shown on the lobby TV is real-time feedback from the controller.

Late May and early June posed a challenge this year due to the cold temperatures, which frequently dipped into the 40’s and 50’s overnight. Despite our boiler running 24/7 during this period, there was just too much heat loss into the atmosphere. When this happens, pool temperature struggles to reach 82, and there’s nothing we can do about it.

Member Survey: Broken Pool Gutter Grates

The pool gutter grates have posed a particular challenge for us over the last several years. The original grates are discontinued and cannot be replaced by purchase. So, as a solution, B&G designed and began 3D-printing replacements.

This topic is probably worthy of a post in itself – given the countless hours we’ve been working on it. But, long story short:

  • Early replacement parts failed prematurely for multiple reasons.
  • New replacements – those printed in 2025 and beyond – are expected to be far more durable.
  • We anticipate that there will be no further issues in 2026 (fingers crossed).

This effort started in 2023 (at which point we were maybe a bit overly optimistic).

At some point, a large-scale replacement of grates may be needed, but this will come at a significant (5-figure) cost.
